Real Estate Financing

Amvest professionals have extensive experience in financing existing real estate as well as construction and permanent financing. The experience of our professionals in this area was gained from their ownership of a mortgage company as well as financing their own projects.

Amvest has the ability to finance a wide variety of commercial property (apartment complexes, commercial buildings, industrial buildings, office buildings, strip shopping centers, development projects, warehouse/office space, to name a few) through our extensive access to the financial markets. Because of these relationships, we have the ability to aggressively put real estate deals together.

Our clients have access to a number of financing choices and structures including but not limited to permanent loans, mezzanine loans, bridge loans and development loans. These real estate transaction are structured with (up to) a 10 to 15 year fixed rate. If necessary, we can be creative in developing a loan structure for our clients. Additionally, a majority of our deals are structured as non-recourse. If appropriate, we also have access to equity partners.

The following is additional pertinent information regarding our ability to put real estate transactions together:

Real Estate:

  • Our lending programs start at $1,000,000 and have no ceiling. We have had opportunities to work on projects from $1,000,000 to $100,000,000

  • There is no geographic limitation to our lending. We can lend anywhere in the United States.

  • We have the ability to lend in smaller markets

  • We typically look for a coverage of 1.25

  • Pricing for a real estate deal will typically range from 100 basis points to 145 basis points over the 10-year treasury for a 10 year fixed rate note. More aggressive rates are available but totally dependent on the real estate project. The spread is based on many factors including the loan to value and the grade of the property (An or B).

  • Amortization's can range up to 30 years and loan to values can range up to 80% and higher with mezzanine debt or development loans.
